Project overview

Shared living and family privacy composed as one residential landscape.

EPEE Domaine is a carefully composed boutique residential community in Douala that balances shared living with the privacy of an independent family residence. A seven-unit apartment building anchors the public edge of the property, while the private villa is set at the back of the courtyard.

A landscaped pedestrian promenade forms the project’s primary organizing spine and social heart. The sequence moves from the guarded entrance and communal apartment precinct toward a central swimming pool, which creates a clear spatial threshold before the more intimate private residence.

A sequence of guardhouse, promenade, pool, and private villa.

The round volume at the front gate is the guardhouse, marking a controlled arrival to the domaine. Parking is concentrated toward the public edge, including covered spaces beneath the apartment building, while a dedicated pedestrian promenade carries residents through the landscape.

The central swimming pool is the project’s defining spatial threshold. It separates the communal apartment precinct from the private family residence positioned at the back of the courtyard, allowing shared life and family privacy to coexist within one coherent composition.

Residential program

Seven apartments at the public edge, with an independent home beyond.

The apartment building contains two ground-floor flats: one two-bedroom residence and one three-bedroom residence. The upper floors contain five duplexes—three with two bedrooms and two with three bedrooms.

Beyond the pool, the independent family villa occupies the most private part of the site. Its separation from the apartment precinct is reinforced by water, terraces, and tropical gardens rather than by treating it as an isolated object.

Climate and landscape

Tropical landscape is foundational to the architecture.

Mature equatorial gardens inspired by coastal Cameroon shape views, create shaded outdoor rooms, and reinforce the dialogue between architecture, water, and nature. The promenade, central pool, covered parking, and private tropical gardens are conceived as one connected landscape.

Building orientation, large roof overhangs, stepped-back walls, and façade modulation protect windows from direct solar heat gain. Natural cross-ventilation supports comfort within Douala’s hot, humid climate.
